Performing water infiltration inspections requires accurate precision instruments, and an understanding of building components and claddings and there effects by weather elements and water movement.
In a full moisture analysis of your home or building, we utilize several of these instruments from the interior and exterior. This will provide a full understanding, and detailed report of the condition and moisture levels within the wall cavity, and between the exterior cladding and sheathing.
The most important part of any moisture testing is the pin probe moisture meter test, from the interior or exterior, depending on the exterior cladding. In most instances this is done from the exterior
In a typical Portland Cement Stucco application, the exterior pin probe, and an interior Infrared scan will provide the most complete test results, including the exterior sheathing, the wall cavity, and or insulation for elevated moisture levels. All findings and moisture level readings data are documented in a highly detailed report. Most reports average 50-70 individual photos with annotations of all moisture readings and levels at there respective location. Including details of missing flashing’s, window and trim conditions, caulking, and any visual none code compliant issues.
We can provide a wide variety of services tailored to your particular situation, concerns, or budget restraints you may have.
Beware of companies that pin probe from the exterior only, we have documented multiple water infiltration problems from our work of the interior, which would normally be missed by an exterior pin probe test alone.
